Frequently Asked Homebuyers Survey Questions
An RICS Level 2 Survey which was previously known as a Homebuyers Report, is an optional inspection of a property you’re looking to purchase. This will include a report based on the findings and also a property valuation (if you’ve opted for the survey with a valuation). The aim of this report is to look at the condition of the property, highlighting any problems using a traffic light system – this is for the buyer’s benefit as it’s completed to find and record any issues in a property that may result in damage and could need repairs in the future. This can advise you on whether you should go ahead with buying the property and whether the price needs negotiating.
It’s important to note that during an RICS Level 2 Survey, the surveyor will inspect both the inside and outside of the property, as well as any permanent outbuildings – they will not move furniture, take up carpets or anything that involves removing anything from the property. In summary, the report will include:
- Valuation of the property (if you’ve opted for the valuation)
- Any problems which could affect the value of the property
- Problems which need to be investigated for safety reasons
- Advice on repairs and replacements
In terms of any defects that are highlighted in the report, they are rated by the level of potential seriousness with this colour coding system:
- Level 1/green indicates that no action is required;
- Level 2/amber indicates that defects need repairing but not urgently;
- Level 3/red indicates serious defects that require urgent attention and repair.
The report is for you to use and discuss with the seller if you choose to.
Once you’ve established the issues that need fixing, you will need to ask your surveyor how much it’ll cost to address these problems (or if it’s a larger problem, consult the correct tradesperson). You can then either use this information to negotiate the property price with the seller, or decide whether the property is worth taking on.
