Why Surveys Matter More Than Ever When Buying a Home
If you read our recent blog on RICS Level 2 vs Level 3 Surveys in Leicester, you’ll already know how crucial they are in helping buyers spot issues early, strengthen their negotiating power, and protect their budget.
Our first blog focused on helping you decide which survey might be best for your situation, but this one goes a step further. Here, we’re breaking down exactly what each RICS Home Survey includes – so you can see how they differ in scope, depth, and value.
RICS Home Surveys don’t just offer peace of mind – they offer tangible insights that could save you thousands. At a time when renovation costs are unpredictable and property values are high, making the right survey choice means making a smart investment decision.
What a RICS Survey Actually Does for You
Unlike a basic mortgage valuation, which is carried out for the lender’s benefit, a RICS survey is entirely in your interest as the buyer.
RICS stands for the Royal Institution of Chartered Surveyors, the UK’s gold standard for property professionals. A RICS-qualified surveyor offers independent, expert insights into the condition of a home.
RICS surveys are designed to uncover issues, identify potential risks and help you avoid expensive surprises. The aim is not just to spot visible problems, but to give you an understanding of the property’s condition, maintenance needs and potential risks.
Level 2 RICS Home Survey (HomeBuyer Report)
Ideal for:
- Conventional properties in reasonable condition
- Modern homes, flats or bungalows built after 1900
What It Covers:
A Level 2 RICS Home Survey is designed for properties that appear to be in good condition and of standard construction. The surveyor will conduct a non-invasive visual inspection of the property, including:
- Roof coverings and roof spaces
- Exterior walls, windows, doors and chimneys
- Internal ceilings, floors and walls
- Plumbing, heating and drainage (where visible)
- Damp detection and signs of structural movement
- Advice on necessary repairs or ongoing maintenance
The report uses a clear traffic light system to flag the severity of issues found:
- Green: no significant concerns
- Amber: some defects that need attention
- Red: serious defects needing urgent repair
Buyers also have the option of adding a market valuation and a reinstatement cost for insurance purposes.
Why Choose Level 2?
Level 2 surveys are cost-effective and provide peace of mind for those buying relatively modern, well-maintained homes. They’re not intended for properties with significant alterations, complex construction or evident damage. However, they do provide actionable advice and a great general overview of the property’s condition.
Tip: This is the most popular survey for first-time buyers and investors purchasing standard buy-to-let homes.
Level 3 RICS Home Survey (Building Survey)
Best for:
- Older properties or those in poor condition
- Unusual layouts, historic homes or those with significant alterations
- Buyers planning major renovations
What It Covers:
A Level 3 survey offers a far more detailed and comprehensive examination of the building’s condition, materials and structure. It includes everything covered in the Level 2 report, but with added depth, including:
- Investigation of less accessible areas like lofts, basements and underfloor spaces
- Analysis of visible and potential hidden defects (e.g. timber decay, damp, subsidence)
- Detailed descriptions of construction materials and their current state
- Technical commentary on issues such as roof spread, wall movement or drainage faults
- A breakdown of necessary repairs, potential consequences if left untreated, and maintenance priorities
The report is entirely descriptive, often exceeding 30-40 pages. It’s a practical tool for budgeting future repairs, planning renovations or making confident offers on older buildings.
Why Choose Level 3?
Level 3 surveys are ideal for buyers who need a comprehensive risk assessment of the property. They help you avoid nasty surprises and plan properly for the future. If you’re looking at an Edwardian terrace in need of work or a rural cottage with character features, this is the best route.
Note: The report does not include a valuation unless arranged separately.
Essential Considerations Before Booking a Survey
- A survey isn’t a legal requirement – but it’s a smart financial move.
While no law forces you to commission a survey, skipping one is risky. Without a survey, hidden issues such as damp, movement or structural faults could go undetected until after purchase – potentially costing thousands to put right.
- Survey findings can shape your renovation or improvement plans.
Thinking of knocking through a wall or converting the loft? A survey can reveal whether such plans are realistically achievable or might come with complications like damp, structural concerns or planning restrictions – saving you time and expense down the line.
- The type of survey affects the depth of inspection & turnaround times.
- Level 2 offers a general overview – suitable for modern, well-maintained homes. These surveys typically involve a 2–3 hour site visit, with reports returned in 2–5 working days.
- Level 3 goes deeper – assessing materials, structure and risk in more complex or older properties. These surveys can take 4+ hours to complete on-site and may take 5–7 working days for the final report.
- Neither survey includes a detailed electrical or gas check.
RICS surveys are visual inspections only. Surveyors won’t test electrics, gas, or plumbing systems. However, if they spot anything concerning, they’ll recommend bringing in a qualified specialist for further investigation.
- Valuations aren’t always included.
- A Level 2 survey offers the option to include a market valuation and rebuild (reinstatement) cost for insurance purposes.
- A Level 3 survey does not include a valuation unless you arrange this separately.
This is important if you’re also trying to assess whether the property is priced fairly or needs additional insurance calculations.
